国家统计局今日发布了2018年8月份70个大中城市商品住宅销售价格变动情况统计数据。对此,国家统计局城市司高级统计师刘建伟进行了解读。

一、一二线城市商品住宅销售价格变动总体平稳

8月份,各地继续坚持因地制宜、因城施策、综合调控,努力促进房地产市场平稳健康发展。据初步测算,4个一线城市新建商品住宅销售价格环比上涨0.3%,涨幅比上月略微扩大0.1个百分点;同比上涨0.9%,涨幅比去年同月回落4.1个百分点;1-8月平均,同比下降0.1%,而去年同期为上涨14.6%。二手住宅销售价格环比由上月上涨0.2%转为持平;同比上涨1.2%,涨幅比去年同月回落6.4个百分点;1-8月平均,同比上涨0.5%,涨幅比去年同期回落15.9个百分点。

31个二线城市新建商品住宅销售价格环比上涨1.3%,涨幅比上月扩大0.2个百分点;同比上涨8.6%,涨幅比去年同月扩大0.6个百分点;1-8月平均,同比上涨6.2%,涨幅比去年同期回落5.3个百分点。二手住宅销售价格环比上涨1.3%,涨幅比上月扩大0.3个百分点;同比上涨6.5%,涨幅比去年同月回落1.0个百分点;1-8月平均,同比上涨4.9%,涨幅比去年同期回落4.4个百分点。

二、三线城市商品住宅销售价格有所上涨

35个三线城市新建商品住宅销售价格环比上涨2.0%,涨幅比上月扩大0.5个百分点;同比上涨8.3%,涨幅比去年同月回落1.0个百分点;1-8月平均,同比上涨7.0%,涨幅比去年同期回落1.2个百分点。二手住宅销售价格环比上涨1.4%,涨幅比上月扩大0.3个百分点;同比上涨6.4%,涨幅比去年同月回落0.1个百分点;1-8月平均,同比上涨4.9%,涨幅比去年同期回落0.4个百分点。

三、15个热点城市新建商品住宅销售价格有涨有跌

8月份,15个热点城市新建商品住宅销售价格环比下降的城市有1个,比上月减少1个;持平的2个,与上月相同;上涨的12个,增加1个,最高涨幅为3.4%。同比下降的城市有2个,比上月减少2个,最大降幅为1.6%;上涨的13个,增加2个,最高涨幅为10.2%。
